Willow Land & Property was formed in 2020 by Charles Sherratt-Davies. A chartered surveyor and member of the Royal Institution of Chartered Surveyors, Charles has over 20 years experience in the UK commercial property industry working primarily with asset & property management, purchase & sale, and regulation/taxation of commercial investment property. Charles was previously founder and director of Nectar Asset Management. Between 2011 and 2020 Nectar managed over £500 million of commercial property investments in the UK on behalf of private investors in Denmark, with a focus on retail (high street, food stores, retail parks), leisure (pubs, gyms, restaurants) and care homes.

Successful Turnaround

Industrial / Liverpool / Value £10m / Surrender / Sale
On behalf of a Danish client, Willow & Property re-positioned a property that had been vacated by the tenant. The lease was surrendered at a significant premium, while an owner-occupier was identified to purchase the property. They managed the entire process from initial advice on exit strategy, negotiations, appointment of agents and advisors, taxation and completion of the legal work.

Service Charge

On behalf of a national pub company, Willow & Property successfully challenged numerous items of expenditure relating to the service charge. This resulted in a six-figure refund to the client. The client operated a commercial unit that was part of a large mixed use development in the Whitechapel area of London.

Off-Market Transactions

Nationwide / Pubs / £50m / Sale
On behalf of a number of private clients over a period of 5 years sold a multitude of licensed & leisure assets to an owner-occupier. The properties were sold off-market, providing a positive end result for the client.

Tenant Distress

London / Leisure / £6m / Tenant Default & Regear / Sale
A high-end gym investment in London where the tenant entered into a CVA, providing financial uncertainty to the client. We restructured the lease, purchased the freehold, re-financed the debt, and exited the investment to the satisfaction of the client
